BEFORE: Original lockstrip glazing gasket system
was 20 years old. This was allowing excessive water
penetration to the glazing cavities. Consequently,
insulated glass units were letting in moisture and
losing their hermetic seal. Original gold coated glass
was no longer available and similar replacement
products did not match original appearance.
CDC explored alternatives with building owners and
developed design details, specifications and solicited
pre-qualified bidders to renovate the existing
system by discarding all of the original glass and
lockstrip gaskets.
AFTER: The custom designed
“adapters” were attached to the
existing aluminum grid system
to accept new glass and horizontal
framing members. The new
glass was installed with structural
silicone along the vertical
edges. Exterior exposed framing
elements were eliminated from
vertical members for flush glazing
look. Exterior horizontal framing
changed to painted aluminum.
New insulated glass with copper
coating and insulated spandrel
glass was installed. Insulation
and fire-safing, when found to be
in need of repair, was replaced/
upgraded during construction.
CDC acted as owner’s construction
manager and full-time inspector
during all phases of work.
